My house is in need of a roof but its January here = snow and yuck.I am pretty sure a roofing co. won't work on it until its warmer.Can I try to sell it like it is or should I wait until March or April ? Plus I am expecting a baby in june - should I wait until after its born?

I think you should wait. The housing market is terrible right now and having to disclose a roof problem would probably mean a buyer is more likely to choose a home without a roof problem to make an offer on. You can always offer your home for sale with a $15k credit back to the buyer for a new roof, but even so.. I would still wait. If you can, hanging on to your home right now would be better because of this crazy market we are experiencing.. it isn't supposed to improve until 2009. Hope this helps. Best Wishes!
Reply:A roofing company can work most of the year - in fact, you can often get a better price, because alot of people don't like to have roofs put on. If it gets up to about 40, most shingles will seal properly.
There are more buyers in the spring, but the people in the market now are more serious (less door kickers). I would try to sell before the baby is born - can you imagine trying to show the house with an infant wailing?
Reply:You can sell the home as is. But do not expect top dollar for your home.
You can also sell the home with a new roof to be placed after the snow and rains stop. It is called a due bill just like when you buy a used car and want somethi9ng done to it.
The money will stay in escrow to be paid to the roofing company. Of just deduct it from the sell. You have the option. Congrats on your new born to come.
